Final plans approved for senior housing complex at Fox Valley Mall in Aurora

Final plans have been approved for a 214-unit senior housing complex at Fox Valley Mall in Aurora.

The plans were approved recently by the City Council’s Building, Zoning and Economic Development Committee, and because no one appealed became official this week.

The development by the Integrated Development Group, managing partners with USA Real Estate and Centennial Real Estate, the owners of the mall, is part of the new Fox Valley Mall which is trending more toward residential and entertainment, and away from large-scale retail uses.

The senior development, called “concierge senior living” by the developers, is on almost eight acres at the northeast corner of the mall. It is being built next to a 319-unit multi-family development of market rate housing.

The two projects together are considered the first phase of the redevelopment of Fox Valley Mall. The second phase also is coming through the planning process on the northwest corner of the mall.

Both the 319 multi-family units and the 214 senior housing units are in the parking lot and some of the area where the Sears store used to be.

The senior housing will be contained in two five-story buildings with a common building in between that will house the development’s amenities.

Those amenities include a fitness center, a library, a beauty salon, art centers, social areas, different dining venues and a full bar. Each residential wing will have rooftop gardens, and there will be walking paths throughout the development – connecting to paths throughout the rest of the mall area – a pickleball court and splash pad.

The breakdown of the units will be 108 independent living units, 84 assisted living units and 22 memory care units. The 108 independent units will include either one or two bedrooms, the 84 assisted living units will be one and two bedrooms, and the memory care units will be studios and some shared-space units.

The City Council first approved the preliminary plans and a conditional use for the senior development in March 2021. Developers came back last week for the final plan approval.
